Azizi Venice sits in Dubai South, also known as Dubai World Central, one of the fastest growing zones in the emirate, next to Al Maktoum International Airport and Expo City Dubai, connected via Emirates Road (E611) and Sheikh Mohammed Bin Zayed Road, with a future metro station planned for the area.

Design & masterplan
The Azizi Venice masterplan spans roughly 24 million square feet in Dubai South, structured around its 18 km crystal lagoon as the urban spine. Distinct districts surround it: a hospitality zone, a cultural district anchored by the floating opera house, the covered retail boulevard, and residential neighbourhoods of varying density spanning towers and villas. Handover is phased, starting in 2026 and running from March 2027 onward.

When does Azizi Venice hand over?
Handover is phased. Select buildings were delivered in 2026, with the broader community handing over from March 2027 onward depending on the building and phase.
Is the crystal lagoon really swimmable?
Yes. It is around 1.5 metres deep with desalinated, filtered water, artificial waves and sandy beaches, a functional amenity rather than decoration.
Can Egyptian and Gulf buyers own in Azizi Venice?
Yes. Dubai South is a freehold zone open to all nationalities with no prior residency required.
What unit types are available?
Studios and one to three bedroom apartments, plus waterfront villas and mansions.
Does buying qualify for the Golden Visa?
