Azizi Riviera Towers: How to Read the Numbers 1 to 69

The numbered buildings, the phases they belong to, and the named components — with mapped coordinates for each.

What do the numbers in Azizi Riviera building names mean?

Azizi Riviera in Mohammed Bin Rashid City is not one tower but a community of 75 buildings holding roughly 16,000 homes, which is why its buildings carry numbers. "Azizi Riviera 1", "Riviera 40" and "Riviera 67" are separate addresses inside the same community, each with its own position, height and handover date.

The numbering is not arbitrary. The sequence advances roughly west to east along the waterway, so the low numbers — 1 through 18 — occupy the end nearest the Nad Al Sheba cycling track, while everything from 50 upward sits at the eastern end. That is why a building numbered 3 and one numbered 63 give completely different outlooks despite sharing an address.

Alongside the numbers sit named components: Riviera Rêve, Riviera Beachfront and Azure. This is where the common confusion starts, because published sources do not agree on the labelling. The developer's own release described Riviera Rêve as the fourth and most luxurious phase, at 24 buildings and 5,061 homes, while separate handover statements refer to numbered buildings inside phase four. We report both as published rather than picking one.

Where does each of the most-searched buildings sit?

Coordinates come from each building's individual record in OpenStreetMap — detail project pages rarely publish:

  • Azizi Riviera 1The community's western tip at 25.1732° N, 55.2987° E — first in the sequence and closest to the Nad Al Sheba approach.
  • Azizi Riviera 2 and 3Immediately beside Riviera 1 at 25.1743°/55.2981° and 25.1741°/55.2990°, forming the community's first completed cluster.
  • Azizi Riviera 30The central southern row at 25.1711° N, 55.3066° E, among the buildings facing the inner side.
  • Azizi Riviera 40Mid-way along the eastern stretch at 25.1739° N, 55.3107° E.
  • Azizi Riviera 48At 25.1722° N, 55.3125° E, in the sector immediately preceding the fifties.
  • Azizi Riviera 59 and 61Neighbours at the eastern end, 25.1746°/55.3144° and 25.1742°/55.3144°; Riviera 61 was announced as handed over on 9 June 2025.
  • Azizi Riviera 67At 25.1725° N, 55.3147° E, announced as handed over on 1 July 2025.
  • Azizi Riviera 69The highest number on the map at 25.1722° N, 55.3148° E: 10 storeys and 112 units, announced as handed over in March 2026.

68 Riviera buildings are drawn individually on the map. Building 57 and the Rêve, Beachfront and Azure components are not yet drawn, and no location has been inferred for them.

What is the handover status of the Azizi Riviera buildings?

In August 2025 Azizi stated that 53 of the 75 buildings had been handed over — all of phases one, two and three plus five buildings in phase four — with the remaining 22 scheduled through to the second quarter of 2026. The handover sequence announced that year included Riviera 63 on 24 March, Riviera 61 on 9 June, Riviera 67 on 1 July and Riviera 65 on 21 July.

In March 2026 the developer announced the handover of Riviera 69 and Beachfront I, describing Riviera 69 as the eighth completed building in its phase and putting that phase's progress at 74%. The published 2026 completion list names buildings 53, 54, 56, 58, 60, 62, 64, 66 and 68, plus Riviera Rêve.

What that means for a buyer is straightforward: most of Riviera is no longer off-plan. If you are searching for a Riviera handover date, the answer depends on the building number specifically — some are collected today, others fall in the 2026 batch, and the difference between them changes both the price and the way you buy.

What is the difference between Riviera Rêve, Beachfront and Azure?

The named components inside the community, as published:

  • Riviera Rêve: described in the developer's release as the fourth and most luxurious phase, comprising 24 buildings and 5,061 homes
  • The published Rêve unit mix: more than 2,600 studios, 1,579 one-bedroom and 876 two-bedroom homes
  • Rêve Buildings 1 to 3: towers rising to ground plus 24 floors, per the same release
  • Riviera Beachfront: three 20-storey towers, with Beachfront I announced as handed over in March 2026
  • Azure: a separate component in the handover schedule, targeted for August 2025 in that statement
  • The practical difference: the named components are released as newer stock at a higher price per square foot than the early numbered buildings

Common questions about the Azizi Riviera towers

How many towers does Azizi Riviera have?

Azizi Riviera comprises 75 buildings holding roughly 16,000 homes on completion, per the developer. Of those, 68 are drawn individually in OpenStreetMap under their own numbers, which is what the map on this page displays.

Where is Azizi Riviera 1 located?

Azizi Riviera 1 sits at the community's western end at latitude 25.1732 and longitude 55.2987, making it the numbered building closest to the Nad Al Sheba cycling track, roughly 3.8 km in a straight line from Downtown Dubai.

When is Azizi Riviera handed over?

There is no single date. Azizi announced 53 of 75 buildings handed over as of August 2025, with the remainder scheduled through the second quarter of 2026. Pinning down one building requires its number, because the gap between two buildings in the same community can be a full year.

What is the Azizi Riviera payment plan?

Payment terms inside Riviera differ between a delivered building and one under construction. Ready units are bought on market terms, while units still building are offered on a plan that typically opens with a 10% down payment followed by instalments to handover. The SPA schedule is definitive.

What is the difference between Azizi Riviera and Riviera Rêve?

"Azizi Riviera" is the name of the whole community and its numbered buildings, while "Riviera Rêve" is a component inside it that the developer's release described as the fourth and most luxurious phase, with 24 buildings and 5,061 homes, most of them studios.

Are new units still available in Azizi Riviera?

Yes, but the new inventory concentrates in the higher-numbered buildings and the named components such as Rêve and Beachfront, now that most of the early buildings have been handed over. Ask us for the current list — units move faster in this community than in any other Azizi address.

How far is Azizi Riviera from Downtown Dubai?

The centre of the Azizi Riviera community lies roughly 3.8 kilometres in a straight line from Downtown Dubai, about 2.1 km from Meydan One Mall and 1.9 km from Meydan Racecourse — the shortest distance to the centre of any major Azizi residential project.

Which Riviera building is best for investment?

There is no single answer: delivered buildings produce income immediately at market price, while buildings under construction offer a lower entry and a payment plan in exchange for waiting. What matters most is where the building sits inside the community, because the outlook differs sharply between the western and eastern ends.
