Azizi Off-Plan Properties: What Is Actually Selling, and When It Lands
The projects still sold by the developer, ordered by target handover rather than by advertising spend.
- From a 10% down payment
- DLD-supervised escrow
- Handovers from 2026 to 2030
Which Azizi off-plan properties are available now?
The units Azizi still sells directly sit across six addresses: Azizi Venice in Dubai South, Azizi Wares in Downtown Jebel Ali, Azizi Wasel on Dubai Islands, Azizi Milan in City of Arabia, Creek Views in Al Jaddaf, and Burj Azizi on Sheikh Zayed Road. Their handover horizons stretch from 2026 to the end of the decade.
"Off-plan" is not one category, and that distinction is what moves the price. A unit in a building that has reached 66% completion carries different risk and a different remaining payment schedule than a unit in a project still at excavation. When you enquire about anything on this page, ask for the current construction percentage before you ask for the price — it determines what you will pay over the next twelve months.
One note aimed specifically at search results: Azizi projects in Al Furjan, Dubai Sports City and Jumeirah Village Circle are frequently described as off-plan, but most are completed buildings or already in handover. What trades there today comes from the resale market on terms that have nothing in common with buying off-plan.
Azizi off-plan apartments by district
The districts where units are genuinely still sold on plan by the developer, and what separates each one:
- Dubai South — Azizi VeniceThe largest off-plan inventory in the portfolio, around an 18 km crystal lagoon next to Al Maktoum International Airport. Suited to a medium-term horizon.
- Al Jaddaf & Dubai Healthcare City 2A creek-side strip holding Creek Views and Azizi Jaddaf Beach Oasis, and the closest off-plan Azizi inventory to old Dubai and Dubai International Airport.
- Downtown Jebel Ali — Azizi WaresThe lowest off-plan entry price the developer offers, aimed squarely at people working in Jebel Ali Free Zone.
- Dubai Islands — Azizi WaselWaterfront in Deira, and the only district where Dubai International Airport is closer than the city centre.
- City of Arabia — Azizi MilanNumbered buildings released in sequence, including Azizi Milan 18 with sizes starting at 337 sq ft.
- Sheikh Zayed Road — Burj AziziThe longest handover horizon Azizi holds, and a different product from everything else on this list.
Jumeirah Village Circle, Al Furjan and Dubai Sports City are deliberately absent: Azizi's buildings there are complete or in handover, and we track no developer off-plan inventory in them.
How does buying an Azizi property off-plan work in Dubai?
The sequence as it actually runs:
- Select and reserve the unit with a down payment that typically starts at 10% of its value
- Sign the Sale and Purchase Agreement — the SPA schedule is definitive, not the marketing brochure
- Pay instalments into the project's escrow account, supervised by the Dubai Land Department
- Pay the Dubai Land Department registration fee of 4% of the unit value, unless a waiver offer applies
- Register the unit in the interim property register (Oqood) in the buyer's name
- Meet the construction-linked or date-linked instalments through to completion
- Take handover and register final title once the outstanding balance is settled
What are the risks of buying off-plan, and how are they contained?
The two questions that matter when buying off-plan are delay and a handover that falls short of what was agreed. Dubai's primary protection is the escrow account: buyer money does not enter the developer's general account but a project-specific one supervised by the Dubai Land Department, released against verified construction progress. That does not remove the risk; it fences it.
The second measurable indicator is the delivery record. Azizi has handed over roughly 45,000 homes since 2007 and announced a plan to deliver 22 projects during 2026 alone. A careful buyer weighs that record against the commitment written into the SPA, not against the marketing material.
On yield: some searches circulate figures such as a 10% return in Al Jaddaf, and we do not stand behind them. Published yield ranges across the Dubai market generally sit lower and vary by district, unit type and occupancy — and any number presented to you as guaranteed is a promise nobody can honour. Ask instead for actual rents achieved in delivered buildings nearby.
Common questions about Azizi off-plan properties
What is the down payment on an Azizi off-plan apartment?
The down payment on the Azizi projects currently selling typically starts at 10% of the unit value on booking, with the balance spread across construction milestones or fixed dates until handover. The exact split varies by project, phase and unit type.
Are there Azizi off-plan apartments in Al Jaddaf?
Yes. Creek Views in Al Jaddaf and Dubai Healthcare City 2 is Azizi's live inventory in that district. Creek Views III was announced at 66% complete with delivery targeted for the last quarter of 2026, while Creek Views 4 has been targeted for the last quarter of 2028.
Which Azizi off-plan project completes soonest?
The nearest handovers in the portfolio are the remaining Riviera buildings in Mohammed Bin Rashid City, where Azizi announced it is targeting completion of the master plan by the second quarter of 2026, followed by Creek Views III in Al Jaddaf.
Can I buy an Azizi off-plan apartment in Jumeirah Village Circle?
Azizi's Jumeirah Village Circle buildings are complete, and we track no developer off-plan units there today. What trades in JVC comes from the resale market, which means market price and usually full payment rather than an extended plan.
What is the Dubai Land Department fee on an off-plan purchase?
The Dubai Land Department registration fee is 4% of the unit value, plus a certificate issuance charge. Azizi periodically runs offers covering that fee in full or in part, so confirm whether the offer applies to the specific unit you choose.
What is the difference between buying off-plan and ready from Azizi?
An off-plan unit is bought with a small down payment and an extended plan, and produces no income until handover. A ready unit in a project such as Riviera or Central is handed over immediately and can be let from day one, but needs far more cash at purchase.
How do I verify an Azizi project's construction progress?
Ask us for the latest progress report on the project you are considering; the developer publishes completion percentages periodically. The figure is useful twice over: it grounds the handover estimate, and it tells you how much falls due in the near term.
Can I resell the unit before handover?
Reselling before handover is possible in Dubai but conditional on a minimum paid percentage set by the developer in the SPA, and it carries a transfer fee. If your plan is to exit before completion, ask for that percentage specifically before you sign.
Where can I reserve Azizi off-plan property in Dubai today?
Azizi Developments off plan properties Dubai buyers can still reserve sit in six locations: Dubai South, Al Jaddaf, Downtown Jebel Ali, Dubai Islands, City of Arabia and Sheikh Zayed Road. Azizi off plan apartments Dubai wide start at AED 598,000 in Downtown Jebel Ali, which is the lowest entry the developer currently offers.
